Window Safe Australia was set up to provide a service to supply and install locked window restrictors to stop windows from being opened more than 125mm to prevent small children from falling from residential units. The child window safety requirements for owners corporations commenced on the 11th of December 2013.
This Bill now makes it law for Owners corporations of residential strata schemes to install safety devices on all windows where:
- The lowest part of the window is less than 1700mm above the internal floor level, and
- The internal floor level is 2m above the external floor level.
An increasing number of children are admitted to hospital each year with serious injuries as a result of falling from windows. The statistics show that these incidents are increasing at an alarming rate, with more families living in multi-storey dwellings. Children from the ages of one to five years are most at risk due to their curiosity and reduced ability to judge potential dangers.
The NSW government has implemented this amendment by mandating the installation of window safety devices in residential strata dwellings. Strata unit windows are common property and owners corporations are responsible to ensure these requirements are met.
